Residential conveyancing costs information

We have set out below our guide to the potential costs involved with the conveyancing work we undertake in relation to the following types of property :-

  • Sales or Purchases of freehold residential property
  • Sales or Purchases of leasehold residential property
  • Mortgages or Re-Mortgages of freehold or leasehold residential property

The following prices are exclusive of VAT which will be charged in addition, at the prevailing rate.

  • Our charges for a FREEHOLD SALE range between £750 plus VAT - £990 plus VAT
  • Our charges for a LEASEHOLD SALE range between £790 plus VAT - £1,090 plus VAT
  • Our charges for a FREEHOLD PURCHASE range between £790 plus VAT - £1,050 plus
  • Our charges for a LEASEHOLD PURCHASE range between £840 plus VAT- £1,200 plus
  • Our charges for a RE-MORTGAGE range between £500 plus VAT - £700 plus VAT

These charges are based on our standard fixed rates which take into account the value of the property involved, the estimated time required to see the matter through to completion and the complexity of work to be undertaken.

There will be other expenses in addition to the above charges which we will need to pay on your behalf as part of the conveyancing process, and these fees will include (but are not limited to) notice fees, administration charges, searches fees, land registry fees, freeholder information pack fees, bank transfer charges and Stamp Duty Land Tax. Given that Stamp Duty Land Tax and Land Registry fees can vary at different levels and rates, depending on the type of property and transaction involved, we have included links in the examples of costs and charges to enable you to view the relevant websites to calculate the likely level of fee payable but, we are more than happy to discuss this with you and assist in providing a formal calculation.

The fees above (and those set out in our costs examples) are standard charges and costs which include all the usual work for a typical transaction involving freehold or leasehold property including dealing with registration at the Land Registry and the payment of Stamp Duty Land Tax (Stamp duty).

However, there are sometimes unforeseen issues which might lengthen the transaction/process and increase costs, for example (but not limited to):-

  • A defect in title to the property which requires remedying prior to completion
  • The preparation of documentation which is in addition to the usual transactional
  • A lack of cooperation by other parties to the transaction
  • A delay in the completion of the transaction
  • An unreasonable delay in the provision of documentation by third parties.

Please note that the following are not included in the fees indicated above (or in our costs examples) and would incur additional charges, which we would be happy to discuss with you if required.

This information is designed to enable you to calculate an estimated cost for the work/transaction, with the actual cost depending on a number of factors which we can discuss with you further, if you would like to contact us to arrange a specific quotation.

Our fees do not include any external costs and charges that may be incurred as part of the process (e.g. estate agents commission, removal costs, environmental remediation costs etc). You will also be responsible for these items.
