Choosing a Solicitor to help with your Conveyancing

Buying or selling a property does not just end with selecting a suitable estate agent to market your property or finding the dream property to buy.

Choosing your Solicitor is just as important so you should shop around.

Estate Agents do recommend Solicitors which are tied in with their firm, but please do not feel pressurized to use them, you do not have to.   You can choose whoever you wish to act for you.

Please remember, the cheapest firm will be the busiest so may not be able to provide a satisfactory or speedy service – you should also watch out for “hidden extras” which, during the course of the transaction, might be added to the list of costs and disbursements. For example, there may be an extra fee for acting in a leasehold matter, for dealing with a mortgage and/or for completing the stamp duty land tax return.

At Crosse + Crosse Solicitors LLP we pride ourselves on providing a speedy and efficient service in all aspects of conveyancing. We welcome all new clients and embrace returning clients. We can offer up front estimates of costs and disbursements – we will also warn you about any further costs which we anticipate – for example, if you are selling a leasehold property, the landlord or management company may require a hefty administration fee for providing a leasehold information pack and, if you are buying a leasehold property, there may be a portion of service charge/ground rent to pay, fees to be paid in relation to a Restriction on the title and for serving the landlord with notice of your purchase.
